HOA Monthly Assessment Increase Effective October 1, 2017
This is a friendly reminder that as previously announced, the monthly HOA assessment is increasing. As stated in the Fiscal Year (October 1, 2017 - September 30, 2018) Annual Budget Report and Annual Policy Statement mailed to all homeowners in August, with the new fiscal year for our Association, our Board of Directors has reviewed the operating budget with the goal of providing efficient operations and funding adequate reserves to meet long-term requirements. Based on this review, the Board has determined that in order to maintain the financial integrity of our Association and to meet the ongoing maintenance costs, which increase with the aging process, a twelve percent (12%) increase in assessments will be effective October 1, 2017. As of October 1, 2017, the new assessments will be $200.00.
Gate Directory Update
Fellow, homeowners, please remember that we are in the midst of upgrading our gate entry system to a more secure one. If you have not filled out and forwarded the form mailed to you by Action Property Management in August, you risk your information not being programmed into the new gate directory system.
The new system is needed because the current one is obsolete and does not have the capacity to hold the data for the number of homes in our community.
If you need another copy of the directory contact information update form, please contact our Community Manager Tiffany Kaldenbach firstname.lastname@example.org.
The distribution date of the gate remotes will be set once the installation of the system in complete.
If you are purchasing extra remotes, you will need to coordinate the purchase directly with the property management company.
Unfortunately, we did not meet the quorum of votes needed at our August Annual Meeting of HOA Membership. Therefore, the Election of the new members of the Board of Directors could not be conducted then. The Board Member Elections will be resumed at our September HOA meeting, scheduled for Monday, September 25, 2017. Candidates, please make sure to attend. Reconvened Annual Meeting will be held prior to the Board Meeting. The meeting is scheduled to start at 5:30 pm and registration will open at 5:15 pm. The meeting notice will be posted on the community bulletin board located by the main pool gate.
Please be advised that the contracted Pool Monitor services will end on September 30, 2017.
Common Area Landscape Update
Common area landscape maintenance scheduled to occur during the month of September include:
Clean up v-ditches
Turf and plant fertilizer
Reporting HOA Issues to the Management Company
Fellow residents, while some of you resort to venting on issues on the Riverwalk Vista Neighborhood Facebook page, the page is NOT an HOA communication forum. The page was created by fellow neighbors with the sole purpose of building community and is intended for networking within the Riverwalk Vista neighborhood. Board members are welcome to post information.
When things in the common are broken and need repair, posting on the Facebook page will not get them fixed. To report an issue you can use the Report an Issue button provided below. Log in to your homeowner account and click on the Work Orders tab across the top. If it appears that no one has reported the issue, click on Submit a New Work Orderand fill out the info on the new screen that pops up. The same screen can be used to report issues affecting your property by selecting My Property instead of Common Area at the top of the new work order screen
