As the City prepares to re-open to a ‘new normal,’ there is a sense of resilience and positivity in the air. Communities have come together to support local businesses, friends and neighbours. We have adapted to the new ways of working from home and people have never relied on home more than they do now. We will likely see this during the short and intermediate future, as people start really analyzing their home and the way they engage with their home. 

The data for early June that we have analyzed demonstrates this resilience. As of June 8th, 606 sales were reported for the 416.  We will see the daily number of sales around 100 per day, which will take us to approximately 2300-2500 sales for the month of June.  By contrast, in May, the total number of sales was 1,491. If this rate continues, as the month of June progresses, we will be up 65-70% in terms of the number of reported sales, which is an amazing recovery. 

As for average sale price, we are also seeing strength and resilience. The average sale price for May 2020 was $953,000. As of June 8th, the average sale price is coming in at $988,000. By the time we complete the month of June, we estimate the average sale price will be in and around $1,000,000. 

Before the emergency measures came into play, the average sale price was $1,040,000.  If this continues, it is conceivable that by the time we get to July, we could be approaching the high of $1,040,000 that we achieved the week before the emergency measures and lockdowns were put into place.
